After a flood or a burst pipe most people reach for a wet vacuum and a pile of towels. Reasonable first move. The mistake is thinking it finished anything.
Two different jobs
Extraction takes standing water out. Drying pulls water back out of the materials it soaked into. The second one is slower, needs equipment, and decides how the whole thing turns out.
Getting standing water gone fast genuinely does cut the total damage, so speed matters here. But a room can look bone dry while holding an enormous amount of water in drywall, framing, subfloor, and carpet pad.
What gets missed
Carpet pad is the classic. It holds several times what the carpet above it does. Run a vacuum over the surface and you pull a bit out of the face while the pad stays saturated underneath.
Wall cavities next. Water climbs up drywall from the floor, twelve to twenty four inches commonly, sometimes considerably more. From outside the wall looks fine above the line. Inside, the insulation is soaked and staying that way.
Then cabinet toe kicks, the space under a bathtub, the gap between flooring and subfloor. All hold water. None of them dry on their own in any timeframe you’d accept.
Why the equipment matters
Three tools do the real work once extraction is done.
Air movers push air across wet surfaces to speed evaporation. Placement beats quantity here. Air has to travel along a surface, not blow straight at it. A room full of badly aimed fans achieves surprisingly little.
Dehumidifiers pull that moisture back out of the air. Without them, air movers are just relocating water from your floor into the air and then into something else. That’s how one wet room becomes three.
Moisture meters track whether any of it is working. Without them you’re guessing at when to stop, and stopping early is the single most common failure in the entire process.
Cutting into things
Sometimes material has to come out to reach the water. Pulling baseboard and drilling small holes lets air into the wall cavity. Taking out a narrow strip of drywall is usually far cheaper than replacing a whole moldy wall three months later.

How long
Three to five days for a moderate loss. Dense material like hardwood or plaster takes longer. Concrete takes a lot longer.
Gear runs non stop through that. Switch it off overnight because it is loud and you add days. Same with opening a window while the dehumidifiers work, which people do all the time and always with good intentions.
When it isn’t working
The room still smells damp after several days. Readings flatten out. Condensation appears on windows or cold surfaces.
Any of those and the setup needs changing. Usually too few dehumidifiers, or air movers pointed at the wrong surfaces, or a cavity nobody opened.
Say something. Crews would much rather adjust on day three than defend themselves on day ten.
One small thing that helps
Ask where each machine is meant to go and why.
You do not need to second guess anyone. But a crew that can explain the layout in plain words has thought about it, and a crew that shrugs has probably just put the fans wherever there was a socket free.
At the end
Ask what was removed and what stayed, and what still needs replacing during the repairs.
Take your own photos of the open walls before anything gets closed up. Five minutes of work. If a second problem surfaces in six months, those photos decide whether you’re making a claim or having an argument about upkeep.
